An integrated compliance, performance, and decarbonization program across a three-building, ~350,000 sq ft campus
BES supports the New York Law School Tribeca campus — three connected buildings at 185 West Broadway and 55 & 57 Worth Street, totaling approximately 350,000 sq ft. Scope includes an ASHRAE Level III audit and calibrated whole-building energy model, with Con Edison Commercial & Industrial technical-study incentives awarded to subsidize the Level III work. BES enrolled the campus in the NYSERDA Strategic Energy Management (SEM) program, driving a multi-year cohort of operational improvements, measurement & verification, and staff engagement. In parallel, BES manages LL84 benchmarking, the LL87 Energy Efficiency Report, LL97 emissions accounting through 2030/2035, and LL33/95 letter-grade posting — and secured an ENERGY STAR® label certification for 57 Worth Street. The engagement also includes energy procurement analysis, demand response program participation, and niche operational consulting recommendations tuned to campus schedules and academic-calendar load profiles. The result is a coordinated, data-driven program that connects regulatory compliance, utility incentives, energy performance, and long-term asset stewardship.
